When to submit an application is a different job (best timing for a mortgage application). This page is about the weeks after you have a listing and a desk that will talk to you: the order of work that keeps a file alive.
Housing credit in Turkey dies from stale papers as often as it dies from a bad score. Payslips age out. Bank statements expire. An ekspertiz sits while the seller gets impatient. Insurance is quoted, then the policy is not bound on the day of tapu. None of that is solved by waiting for a “quiet” season.
Stage the property before you burn document freshness
Order of operations that usually wastes less money:
- Confirm the branch will board your ID and income type on this title type and district.
- Confirm with seller and (if needed) a licensed advisor that the tapu can take an ipotek and that occupancy / project papers exist.
- Only then pay a deposit sized to a contract you understand.
- Open the credit file while your income pack is still current.
- Let the bank order ekspertiz. Do not freelance a private appraisal and expect the credit committee to adopt it.
- Keep insurance and registry on a short leash once approval is real.
If you reverse that (deposit first, eligibility later), you have timed the process around hope.

Document clocks you should treat as real
Ask the desk, in writing, how old each item may be:
- Payslips / SGK extracts
- Company or tax documents if you are self-employed
- Bank statements they requested
- Residence evidence
- Any translation or notarization they insisted on
Foreigners often collect a beautiful pack, then wait three weeks for a seller to “think about it.” When the bank finally opens the file, half the pack is stale and you resubmit under time pressure. That is a timing error, not bad luck.
If your income is monthly salary, do not apply on the last day before a job change or a unpaid leave. The next payslip can contradict the story you just told.
When to order ekspertiz (and when not to)
The bank’s appraisal is the valuation that counts for LTV. Ordering it too early, before the seller is committed and the credit pre-check is real, burns a fee on a deal that may vanish. Ordering it too late, after you have promised a tapu date to a mover, puts you in a vise if the number comes in low.
A practical window: deposit and credit file in motion, seller locked to a written timeline, then ekspertiz. If the appraisal undershoots, you still have room to renegotiate before insurance and registry fees pile on.
New-build files add developer documents. Those papers have their own delays. Do not schedule land-registry day against a sales office’s optimism.
Insurance bind versus “we will sort it at tapu”
DASK, building cover, and life cover (if required) need to exist in a form the bank accepts before disbursement, not as a conversation in the corridor. Policies quoted in January and bound in March can change premium and even insurer. If your tapu appointment moves, ask whether the quote still holds.
Life insurance medical checks, when they exist, are a hidden delay. A buyer who smokes, who is older, or who has a history the insurer wants to review can stall a file that credit already liked. Raise that early, not the week of registry.
Land registry is a date, not a vibe
Ipotek registration and transfer run on appointments, identities, and the bank’s payment instruction. If one party’s ID is expired, if a vekaletname is worded wrong, or if the seller’s existing annotation was not cleared, the day fails. Build slack. Do not book international flights that assume the house is yours on a Thursday because someone at the branch smiled.
If you must use a power of attorney, get the text checked before the appointment is set. Redo-the-letter is a week you did not have.
Rate lock fantasies
Some buyers wait inside an open file for a headline about the Central Bank, hoping the installment will magically improve. Meanwhile documents expire and the seller walks. Unless your written offer actually lets you delay and reprice, you are not “timing the market.” You are letting a live file rot.
If the product is variable, waiting does not freeze anything. If it is fixed, the number that matters is the one on the sheet you will sign, on the day you sign.
A simple calendar you can actually run
- Week 0: Eligibility check (ID, income type, district, title). No large deposit yet.
- Week 1: Contract / deposit only if eligibility is real. Credit application with a fresh income pack.
- Next: Ekspertiz. Decide go / no-go on the number before you spend on extras.
- After credit yes: Insurance bind, registry appointment, disbursement instruction.
- Throughout: Watch document expiry dates like you watch the installment.
If any week slips, refresh the papers that aged. Do not assume the file remembers you.
