A licensed advisor or bank mortgage specialist can read a tapu pack you cannot. They cannot rewrite your KKB file or guarantee a credit committee decision.

Know which “expert” you are sitting with
Three different people get called a mortgage expert in Turkey. They are not interchangeable.
Bank housing specialist. Employed by one lender. Good at that bank’s document list, insurance pack, and disbursement habit. Not a shopper across the market. Their job is to book a compliant file, not to optimize your life.
Independent licensed advisor. Can help you read process, documents, and sometimes compare more than one desk. Still cannot force a committee. Fee structure matters: paid by you, paid by a bank, paid by a developer. Ask.
Realtor or “I know a guy at the branch.” Useful for viewing apartments. Dangerous as your only credit advisor. Their incentive is a sale. Eligibility and ipotek details can be hand-waved until your deposit is in.
If you need title interpretation, that is a lawyer or licensed expert in land registry practice, not a salesperson with a calculator.
For the product mechanics themselves, the konut kredisi guide is the map. Use a human for the parts a map cannot see: this tapu, this project, this income pack.
What a good specialist actually does
They translate the file into the bank’s language.
- They tell you early if this title type or district is a waste of ekspertiz money.
- They list documents the desk will really ask for (foreigner ID, tax number, income format), so you do not invent a pack from another country.
- They flag that LTV is on appraisal, so you stop dividing asking price by months.
- They walk insurance (DASK, building, life) so the installment you plan includes the second line.
- They keep you from promising a tapu date the registry and the bank cannot meet.
That is worth money when you are buying from abroad, using a vekaletname, or facing a new-build paper stack.
What they cannot do (even if they sound confident)
They cannot:
- Erase KKB / Findeks history or import a foreign FICO as if it were local
- Guarantee a committee outcome
- Make a bank accept income they are not set up to verify
- Override an ekspertiz number you dislike
- Turn a non-mortgageable title into a mortgageable one with charm
- Replace legal advice on ownership restrictions, inheritance, or contract clauses
If someone promises “one hundred percent approval” before they have seen tapu and income, they are selling certainty that does not exist. Leave.
When hiring help is rational
You are likely to benefit if:
- You are not a Turkish citizen and your salary is paid outside Turkey
- You will not attend every appointment and need a properly worded power of attorney
- The listing is a project with developer documents you cannot judge
- Two desks have already given you conflicting verbal stories
- The contract has deposit terms that could trap you if credit fails
You may not need a paid advisor if you already bank with a desk that has boarded your ID, the title is straightforward, and you can read a written offer. Paying for reassurance is optional. Paying to avoid a doomed deposit is not vanity.
How they get paid, and why you should care
A fee you pay up front for document review is easy to understand. A fee paid by a lender or a developer is a conflict you should hear stated in a sentence, not buried. Ask:
- Who pays you on this file?
- Do you place with one bank or several?
- What happens to your fee if the loan is declined or the ekspertiz kills the deal?
If the answer is vague, you are the product.
How to run the first meeting so it is not a lecture
Bring:
- ID situation (passport, foreigner ID, residence permit if any)
- How you are paid, with a sample document (salary slip, company pack)
- Tapu photocopy and project papers if they exist
- A list of other Turkish debts
- The deposit clause you are being asked to sign
Ask them to repeat back the failure modes: appraisal gap, insurance bind, registry delay, income haircut. If they only talk about “dream homes” and campaigns, you are in a sales meeting.
Take notes. Anything that matters must later appear on a bank sheet. Verbal comfort is not a term.
Red flags
- They discourage you from getting a second bank illustration
- They want the reservation fee before eligibility
- They dismiss DASK / life insurance as “details”
- They offer to “fix” your credit through an unofficial channel
- They will not put their own fee in writing
Housing credit already has enough moving parts. Do not add a mystery middleman.
