Ignore the calendar story

Spring is not magically cheaper. Year-end is not magically easier. Banks run konut kredisi when the product is open, the title is mortgageable, and your documents still count as fresh. A “best month” article is entertainment. Your job is a boring one: submit when the person side and the property side can both be underwritten.

The three gates that actually matter

1. The property is real and financeable.
You have a tapu path, a seller who will cooperate, and a branch that has said (in writing) they can look at that district and title type. Applying on a listing that cannot take an ipotek is not early. It is waste.

2. Your income pack will still be valid when the committee reads it.
Payslips, SGK, tax documents, and statements age out. If you are about to change jobs, take unpaid leave, or move salary to a foreign account the desk cannot map, wait until the new story is documentable, or apply now with the old story still true. Do not apply in the gap between jobs and hope.

3. Your KKB picture is not mid-explosion.
Opening cards and consumer loans the same week as a housing application clusters inquiries and adds installments to the ratio. Finish or avoid that shopping. Pay revolving balances down first if they are high.

If any gate is closed, “rates might move” is not a reason to force the file.

Central Bank headlines versus the sheet

Monetary policy affects the environment banks live in. It does not print the installment on your offer. Campaign landing pages go stale. Two branches of the same bank can quote different appetite for foreign income. The only rate that counts is the one on the written product sheet for your principal, term, and rate type.

Waiting for a rumored cut while a seller has another buyer is how people lose the apartment and still have no loan. Waiting to apply until you have compared current written sheets from more than one desk is rational. Waiting in the abstract for a perfect macro month is not.

Illustrative only: a buyer delays three months for a hoped-for cheaper rate, documents expire, the ekspertiz fee is paid twice, and the eventual sheet is not better. That is a timing loss even if headlines looked clever.

Personal life events that should delay an application

  • You cannot prove income in a format that branch accepts (especially foreign payroll).
  • You are about to switch employers or drop to commission-only pay.
  • You just took a large consumer loan or maxed cards.
  • You do not have the cash for the true down payment plus ekspertiz, file fees, insurance, and registry, after LTV on appraisal (not on asking price).
  • Your residence status or foreigner ID is in flux and the product cares.

A residence permit is not a universal on switch. Some desks want it. Some care more about tax ID and a bankable income pack. Ask before you treat the permit appointment as the start gun.

Personal life events that should accelerate an application

  • Income documents are clean and recent.
  • The listing is mortgageable and the seller’s timeline is real.
  • You have compared written sheets, not rumors.
  • You are not about to create new KKB noise.
  • You can fund a shortfall if ekspertiz comes in low.

That last point is the one foreigners skip. If you can only just scrape the advertised LTV on the asking price, you are not ready. Appraisal haircuts are common enough that “ready” means cash above the brochure down payment.

Do not apply to five consumer products as a warm-up

Some buyers “test” credit with a small loan or extra cards, then apply for konut kredisi. The test becomes the problem: more inquiries, more outstanding debt, a busier file. Compare housing offers with housing offers. Leave the rest of your credit quiet for a stretch before you submit.

A go / no-go list for this week

Submit if you can tick:

  • Branch confirmed ID type and income type for this title
  • Income pack is within the bank’s validity window
  • Deposit / contract terms will not trap you if credit says no
  • Cash plan includes fees and an appraisal gap
  • No new revolving products in the last few weeks (or you accept the risk)

Wait if you are applying because a relative said “rates will never be this good,” or because a sales office wants a reservation fee this afternoon.
