Can a foreigner get a home loan in Turkey?
Sometimes. The constraint is rarely “foreigners are banned.” It is whether that branch’s product can board your ID, your residence situation, and your income format. A foreigner ID helps at banks that already run that onboarding. A residence permit helps some files and is irrelevant to others. Income paid outside Turkey is the usual sticking point: if they cannot verify it in a format their system knows, the file dies even if the apartment is perfect.
Ask this before you pay a large deposit: “Can you lend to my ID type, on this district, on this title, with income documented like this?” Get the answer in writing.

What if the ekspertiz comes in below the price I agreed?
You fund the gap in cash, or you renegotiate with the seller, or the purchase fails. The bank’s LTV is applied to the appraisal (or to the lower of price and appraisal, depending on the product), not to your optimism.
Illustrative only: agreed price 3,500,000 TL, ekspertiz 3,100,000 TL, product cap 80 percent of appraisal. Maximum loan in that sketch is 2,480,000 TL. The remaining 1,020,000 TL plus fees is your problem, not the bank’s.
Do not treat those percentages as the current legal cap. Your number is the one on today’s sheet.
Is DASK enough, or will the bank pile on more insurance?
DASK is compulsory earthquake cover for the building. Banks typically also want building / fire cover they accept, and many konut kredisi products require life insurance sized to the debt. Those premiums can be collected with the installment or billed separately. A web calculator that shows only principal and interest is incomplete.
Ask for a list: DASK, building, life, anything else. Ask who chooses the insurer. Ask what happens if you let a policy lapse.
Can I repay early if I sell or refinance?
Often yes, with a fee and a process defined in the contract. Do not assume US-style unlimited extra principal payments. Read the early repayment clause before you size the loan around a planned sale in two years. If the fee is painful, that is part of the cost of the product, not a surprise the blog forgot to mention.
How long from “approved” to money at tapu?
Approval is not disbursement. After a credit yes, you still have insurance, ipotek registration at the land registry, and the bank’s payment instruction to the seller. A clean salary file with a straightforward title can still take weeks. New-build paperwork adds developer files. Verbal “it should be this week” is not a moving date.
Do I need the tapu in my hand to apply?
You need a specific property the bank can underwrite. A photocopy of the current tapu, seller identity, and whatever occupancy / project documents the product requires are normal. Applying “in general” with no listing wastes inquiries and time. Applying on a title that cannot take an ipotek wastes a deposit.
What documents do foreigners actually get asked for?
Expect ID (passport and/or foreigner ID), residence evidence if they use it, income proof they can read (payslips, tax pack, company documents), and bank statements if affordability is not obvious. Tax identification in Turkey may be required to open the credit account. Do not invent a pack from another country’s mortgage checklist. Ask the desk for their list, then produce that list.
Can I use a power of attorney?
Some files run on a notarized vekaletname, especially if you cannot attend every registry appointment. Banks and land registry offices are picky about wording. A generic “do everything” letter from another country often fails. This is legal drafting, not a blog template. Use a licensed professional if you will not be in the room.
What happens if I miss installments?
The installment is a contract debt secured by ipotek. Missed payments damage your KKB file and can lead to collection and, in persistent default, enforcement against the property. If your income is in a foreign currency, a bad FX month is not an excuse the system is built to forgive. Keep a TL buffer.
Does the ipotek come off by itself when I finish paying?
You typically need a release process with the bank and the land registry after the debt is cleared. Do not assume the annotation vanishes the morning of the last debit. Ask the branch how release works and what it costs while you still care, not five years later when you want to sell.
Can I rent the home out while the loan is outstanding?
Some products assume owner-occupancy. Some allow rental. Insurance and the loan contract may restrict use. If your plan is “buy with konut kredisi and rent to tourists,” say that out loud at application. A silent change of use is how claims and covenants get ugly.
Will a co-borrower fix a thin credit file?
Sometimes it changes the committee math. It also binds that person’s income and KKB file to your housing debt. Treat it as a real joint obligation, not a signature trick.
